I will probably add a coat of Thompsons Water Seal or Polyurethane because I don't trust the factory coating to hold up. The tiles are easy to cut, however, be aware that the plastic frame below the wood is attached by plastic pins going into holes in the wood. you may need to use construction adhesive to glue down smaller cuts because the pins no longer connect the wood to the frame. This is not a defect or design problem, it's just the way the tiles are put together. Overall, this was a good-looking and economical solution for a niche area.
