There's a little water coming out from the pipes after unboxing, is this a brand new one?

Mine does that too and it had some corrosion on the back I got it installed and it says a faulty error code 4 saying inlet temperature probe is faulty or the inlet temperature probe is open or shorted. Please check or change the outlet. Temperature probe connection.

They stated that remote works up to 2 meters away. Is not enough for my aplication . Remote will not work if wires from remote are extended ???

I didn't see the 2 meter limit when I got mine. My application did not require additional wire. Over the length of wire a, keep in mind the power drop off over distance. The wires are very small, like 30ga. maybe a bit larger than that. This means low amp application at 12v. The remote has maybe a meter of wire attached and I could see the power requirements fall off.

Where does my brown wire coming from my monitor connect too?

I don't remember a brown wire. Just leave it free and see if the unit works.

What psi propane regulator is needed?

Well this is designed to operate off of the low pressure 2nd stage regulator on an RV, so 11" water column or about 1/2 psi.
